Factored Property

Lochaber Housing Association provides property maintenance services to owners and sharing owners acting as a common factor. Our service aims to help owners maintain the common parts of their homes and avoid all the hassle and problems that can arise for owners when a property deteriorates when no-one takes responsibility.

The Association is registered with the Scottish Property Factors Register, which is a requirement of the Property Factors (Scotland) Act 2011. Our Registration Number is PF000360.

As part of our factoring service we:

• provide a Service Statement to all factored owners
• adhere to the Code of Conduct set out by the Scottish Government. 

The services we provide as a Factor

• We can carry out repairs that cost less than £200 per property without your permission in advance.
• We must get your permission in advance for any work costing more than £200 per property unless this is an emergency.
• We manage building insurance where applicable.
• Issue accounts for management charges annually.
• Provide maintenance services to a good quality.
• We carry out cyclical maintenance such as external painting when the owners provide funds to do it.
• We carry out inspections of the property common parts.
